We get a lot of questions from our fans and followers requesting information about relocating to Las Vegas. So we reached out to a long time Las Vegas real estate professional, Jason Tomei, to provide you with some interesting real estate information.
Top 5 reasons to move to Las Vegas:
1. Weather: There are more than 300 sunny days per year and the winters are mild. There are also no natural disasters. It’s easy to stay fit with so many outdoor activities. You never have to worry if your picnic is going to be rained out, we average only 4 inches of rain per year.
2. Cost of Living is lower than you expect, 1.6% below the national average. Average price for rent is $1 per square foot with the average 1 or 2 bedroom apartment being about $900/month. Average price to buy is approximately $116 per square foot with the median sales price coming in at $200k. Average utilities is about $200 per 1,000 sq.ft., for electric, gas, and water/sewer/trash. Groceries and other expenses are not that high either. 1% for property taxes and 8.1% for sales tax. Nevada has no state income tax. There is also no inheritance tax. The average household income is approximately $50,000.
3. Entertainment Capital of the World: There’s more than just the Strip. There are many cultural venues that are family-friendly, including museums, the zoo, a botanical park, huge performing arts center. There is hiking, snow skiing, water skiing, biking, motorcycle riding, fishing, Wet N’ Wild water park, and many other things to do. There are approximately 2,500 restaurants in Las Vegas, including more 5-star restaurants than anywhere else in the world.
4. Growth: Nevada is the second fastest growing state in the country. Many people are moving here for new jobs, job transfers, health reasons, retirement, etc. Job growth is above the national average. Building, retail and resort industries are at the top, followed by healthcare, technology and manufacturing.
5. Opportunity: There is a lot of opportunity in Las Vegas. The seven largest employers in Las Vegas are hotel-casinos. Health care, there are over 25 hospitals/medical centers. Want to be self-employed? Las Vegas is a service-oriented city. Think about what you’d like to do and there’s an opportunity for that.
